Wellington Market Update | January 2026

As Wellington returns from the Christmas break, optimism is starting to replace the caution that defined much of 2025.
According to Tommy’s agents Chris Robinson and Alexia Stoddart, early signs point to a more active and confident market as 2026 unfolds.

“We’re expecting more stock, more confidence, more buyers, and likely more investors,” Chris says of the year ahead.
Alexia agrees. “There’s a real sense of optimism going into 2026. An accumulating number of positive indicators suggest we should see improvements across the marketplace, with good properties for sale and enthusiastic buyers.”
That confidence is already translating into increased activity. Chris says buyer numbers at open homes have been steadily rising, particularly among first-home buyers, upsizers and downsizers.
“Buyers are being more selective and prepared to wait until they find the right property. They’re less impulsive and less likely to over-spend, but they are engaged.”
With the new year comes a fresh opportunity for buyers and sellers to position themselves well.
Chris’s advice for buyers is simple: “Get your pre-approval sorted and do your homework. That way you can put your best foot forward and make strong, unconditional offers.”
For sellers, preparation is key. “Tackle the minor jobs, tidy the garden, and put in that extra effort so your home is looking its best when it goes to market.”

Alexia also encourages sellers to trust professional guidance. “Listen to your agent. They have real-time market comparisons and set price ranges every day – they’re very good at it.”
As for timing, both agree that the traditional surge comes after Wellington Anniversary Weekend.
“By then buyers are back in town, and so are lawyers, insurance brokers and mortgage advisers,” says Chris.
“That said,” Alexia adds, “technology means we can now sell to buyers wherever they are, even while they’re on a beach somewhere. At Tommy’s, we work right through the holiday period and are always ready to show property.”
With confidence building and momentum returning, the new year is shaping up to be a far more positive chapter for Wellington’s property market.
