“They get seduced by a high price presented to them by another agent. This price tends to be over market value and never ends up being what the house sells for”.

Blair says top-performing agents consistently show higher levels of professionalism, enthusiasm, market knowledge, service, negotiation skills, superb communication and giving you great advice on preparing your home for sale. They know the area, understand buyer behaviour, and stay fully engaged with you through the entire process.

Key Things to Look For

Blair recommends focusing on three crucial points when selecting a Real Estate Agent:

  • Track record in your area. The Company’s market share – this should include current listings, recently sold houses, and genuine local insight. 
  • Negotiation Skills – if they can’t confidently answer all of your questions, they’re unlikely to possess strong negotiation with buyers.
  • Professionalism and preparedness – enthusiasm, honesty, and strong communication

Blair’s Final Advice

  • Get two or three appraisals unless you already have a trusted agent from a previous successful sale. Seek referrals of good Salespeople from family, friends and neighbors who have sold recently.  
  • Don’t choose based solely on commission alone.

    “If an agent can’t negotiate a fair fee, they won’t negotiate strongly for your price.”

  • Choose a company with a true team approach.  Make sure they have a team inspection where every salesperson physically views your home before it goes live to the market. More agents bringing more buyers means better competition – and a better result.
