As Wellington moves into spring, sellers considering making a move before the end of the year may find there is an opportunity to take advantage of current market conditions.

While spring traditionally brings an increase in properties coming to market, Tommy’s Real Estate salesperson Chris Robinson says the level of new stock has so far been lower than many expected.

“We’ve seen less stock hit the market than anticipated, and that can work in a seller’s favour,” says Chris. “When buyers have fewer options to choose from, we tend to see them seriously considering the homes that are available, which can create stronger competition.”

“If selling is on your radar this year, preparation is important. Get on top of the maintenance, order the reports and have everything ready so you can choose the right window to bring your home to market.”

Tommy’s salesperson Alexia Stoddart agrees that sellers who are prepared and decisive are putting themselves in the strongest position.

“Buyers are still out there, and good homes can absolutely attract strong interest,” says Alexia. “Presentation matters enormously because buyers do have choice. Homes that are clean, well maintained, professionally marketed and make the most of their best features immediately stand out.”

Pricing strategy is another important part of the equation. Today’s buyers have access to more property information than ever and are generally well informed about values in the areas they are considering.

“If a property is overpriced, buyers can recognise that and move on,” says Alexia. “Getting the strategy right from day one helps bring buyers through the door, and that gives you the best opportunity to create competition.”

For homeowners thinking about both selling and buying, current conditions can also present opportunities on the next move.

“You’re selling and buying in the same market,” Alexia says. “So rather than trying to perfectly pick the market, it’s about understanding the opportunities available and having a clear plan.”

With spring underway and the end of the year approaching, the message for Wellington homeowners is simple: if a move is on the horizon, now is a good time to start preparing.
