As autumn settles over Wellington, the local property market is entering a new phase, one defined less by volatility and more by stability, confidence, and gradual improvement.
According to leading agents Alexia Stoddart and Chris Robinson of Tommy’s Real Estate, the market is finding its footing after several turbulent years, with early signs pointing toward a more balanced environment for both buyers and sellers.

“The market is steady but still recalibrating,” says Stoddart. “We’re seeing more balance compared to the volatility of recent years. It’s a more measured, considered market as we head into autumn.”
That sense of balance is being supported by improving buyer confidence. Compared to this time last year, more buyers are re-engaging, driven in part by stabilising mortgage rates and increased certainty around borrowing conditions. Robinson notes that while buyers are feeling more confident, they remain careful in their decision-making. “They’re ready to move forward,” he says, “but are holding out for the right home that meets their needs.”
First-home buyers are currently leading activity across the region, taking advantage of softer pricing and greater choice. At the same time, downsizers are active in the low-maintenance and apartment segments, while investors, though still relatively quiet, are beginning to show early signs of returning.

With higher levels of available stock, buyers are becoming increasingly selective. Well-presented, realistically priced homes are attracting strong interest, while properties that fall short on presentation or pricing are taking longer to gain traction. “Buyers are prioritising value, location, and condition,” says Stoddart, adding that turnkey homes and energy-efficient new builds remain particularly popular.
Encouragingly, competition is beginning to re-emerge in certain segments, signaling that the gap between buyers and sellers is starting to narrow. Listing volumes remain elevated, but as Robinson points out, this may ease in the coming months. “As we move into the cooler months, stock levels typically decline, which could support sellers heading into winter.”
For those considering selling, both agents agree the fundamentals remain key: thoughtful preparation, strong presentation, and realistic pricing are essential to achieving the best result.
